The spring housing market is here! Thinking of selling to cash in on the equity you've gained in recent years? There's still time to prep your home to get it listed for the influx of spring and summer buyers. Read on for 5 action steps to take today.

As a seller, your home's curb appeal is the first impression made to potential buyers. Entice them to see more.

Start the Process Now


Selling a house can be a daunting task. Start with the end in mind, as your motivation. How soon you wish to sell, and where your journey takes you next. Here are 5 tips to spring you in to action.


  • Tip 1 Declutter. That means getting rid of stuff, not moving items to the garage, the attic, or stuffing in a closet. Sell it online. Hold a garage or estate sale. Donate it. Can't let go? Rent a storage unit. You want potential buyers to perceive the home as spacious and tidy.

  • Tip 2 Curb Appeal. Clean debris from yard. Cut grass. Prune bushes and trees. Pressure wash entire home, sidewalk, and concrete driveway. Mulch flower beds, replacing dead plants. Paint the front door and hang a new flag. The home's curb appeal is the buyer's first impression. i.e. Entice potential buyers to want to see what's inside.

  • Tip 3 Freshen up Floors & Walls. The second impression the buyer forms happens within seconds of entering the house. New interior paint, not only looks fresh, it smells good. Have carpets professionally cleaned or replaced. Clean, polish, or refinish wood and laminate flooring.


  • Tip 4 Repair or Replace Non-functioning Items. This includes built in appliances, HVAC systems, plumbing, and electrical items. Replace burned out lamps in electrical fixtures. DIY the simpler tasks. Schedule licensed contractors for items beyond your skill level.


  • Tip 5 Call a Real Estate Agent. Contact your trusted REALTOR® now to schedule an initial consultation. Before you market your home, you'll need to identify where you'll be landing next. Quality homes, that are priced right, are selling within days (sometimes hours) of hitting the market. Once your existing home goes under contract, you'll likely have less than 30 days to vacate.

Mortgage interest rates remain below the 50-year average. A large pool of qualified buyers are on the hunt for a home to purchase. Experts still predict a modest housing market for existing home sales during the remainder of 2023, despite some uptick in the interest rates.
